Senior Maintenance Technician II

CHRIS 180 services include counseling for the community at large; school-based mental health counseling; comprehensive wraparound services; homes for abused, neglected foster children with emotional and behavioral problems who are in state custody and for unaccompanied children in federal foster care; supportive housing for single and parenting young people, ages 17 – 24 who are homeless or aging out of foster care; in-home services and community programs that strengthen families; outreach, drop-in and community housing for older teens, young adults and families with children experiencing homelessness; services in community centers and partnerships with afterschool providers; an adoption program for children in foster care; teen and gun violence reduction programming; and, training for professionals, human service workers, educators, volunteers, individuals who work within the community, in hospitals, other organizations and with children, youth, adults, and families. Role and Responsibilities:

The primary duties include but are not limited to the following:

  • Maintains the care and upkeep of the properties for CHRIS180 Facilities.
  • Performs maintenance on all building surfaces, fixtures, systems, and equipment.
  • Repairs/replaces any property material/maintenance requests including but not limited to the following areas: HVAC, electrical, plumbing, carpentry, dry walling, interior and exterior structural, appliances, and apartment/residential make-readies; including exterior grounds and common areas of the properties.
  • Complete service requests promptly and efficiently.
  • To be aware of changes to policies, procedures, codes, and guidelines.
  • Assume emergency on-call duty when assigned.
  • Report any needed repairs or unsafe conditions to the Facilities Manager.
  • Perform all items on the Make-Ready Checklist form.
  • Install sheetrock, paneling, ceramic tile, millwork, and trim; perform paint and preservation.
  • Manage equipment spare parts and supply inventory to minimize unplanned downtime.
  • Work with service contract providers.
  • Pick up and deliver supplies when requested.
  • Provide support as needed.
  • Performs groundskeeping.
  • Promote safety and see all jobs through to completion.
  • Respond to emergencies or other urgent issues involving the facilities.
  • Work on other duties, tasks, and projects as assigned.
  • Interact professionally with varying populations.
  • Work in a team-oriented and energetic environment.
  • Work under deadline pressure and/or multiple priorities.
  • Drive the company vehicle to support other locations on short notice.
  • Perform other duties as outlined by the Facilities Manager.

Qualifications/Competencies

  • Current EPA 608 Certification
  • 3 years of general maintenance and safety experience is required.
  • Technical skills and aptitude in plumbing, electrical, HVAC, carpentry, sheetrock installation, and painting are required.
  • Knowledgeable of building/grounds upkeep and maintenance.
  • Effective oral and written communication skills and ability to multitask.
  • Basic computer skills/knowledge required to perform job functions.
  • Ability to work independently with minimal supervision.
  • Excellent time management skills: the ability to prioritize work functions.
  • A positive, team-oriented attitude, and ability to work with a diverse group of people and customers.
  • Required to provide own (industry-specific) hand tools.
  • Regular attendance, punctuality, and dependability are required.
  • Language & Reading Skills – Ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups.
  • Reasoning Skills – Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.
  • Computer Skills – Beginner skills with MS Outlook, MS Word, and use of web (internet) browsers.
  • Dependability and consistency.
  • Capability to work in inclement weather.
  • Own reliable transportation and a valid Driver’s License.
  • Always carry a company-provided cell phone.
  • Ability to perform weekend and “on-call” requirements: Must be in town and available during scheduled “on-call” days.

Salary: $22 to $24 (depending on experience and certifications)

Schedule

This is a full-time position. Typically, Monday – Friday from 8 am- 5 pm. Occasionally may require weekends and/or longer hours. On-call, after-hour emergency service is required. Senior Maintenance Technicians must consider CHRIS 180, Inc. as their primary employer.
